67.47 hectares +/-. The property consists of two ridges, three
large forested quebradas and a large stand alone hill. All three
pieces are connected by a common area that gives a central
access point to them all.
The internal roads all arrive in this area. The two ridges and
the hill contain the areas of interest for the potential
segregation of 35 to 50 lots with various view perspectives
including; ocean- beach, 5 Volcanoes and other mountains,
forested valleys and several excellent long and short range
composite views. The
preliminary views breakdown is approximately 30% ocean and
panoramic composite views and 25 % with other combined views
including all the view groups. Total area with various views is
thus approximately 50-55%. A more detailed and accurate view
synopsis will be available when the final topographical work is
completed in the next few weeks. The topographical survey is
being prepared in one meter contour increments so as to render
the most accurate picture of the property. The original plano
described the property as 74ha +/-. A subsequent survey (not yet
registered) puts the area at +/- 67ha.
Access:
Property has frontage on its East side on a public road leading
from the Village of Playa Panama. A servidumbre de paso of
approximately 200mts in length has been purchased but not yet
constructed from the public road to intersect the property at
its Southwest corner. A further option is available to be
exercised for a servidumbre de aceso to connect with the "Las
Trancas" road at the Northeast corner of the property. A third
road access for service vehicles a nd utilities is available in
the Northern part of the East boundary of the property. The
property has about 2-3km. of existing internal farm type roads
that are presently being improved to form the basis of the road
network that will become the legalized access to the lots for
the subdivision and lotification plan currently being prepared
under the "Ley Agricola". Water
availability:
A preliminary water study was done in August 2006 (copy
available) and a seismic study to locate and drill three wells
is scheduled for completion this month. According to the water
survey, a portion of the property overlays the existing proven
Playa Panama aquifer. Permits for three wells have already been
filed with the required government agencies by "Perforaciones
Pura Vida" a company that locates water sources and drills
wells. The wells will be drilled and tested for capacity and
then inventoried until the final registrations are approved
under the new law currently in the "Asemblea Nacional" scheduled
to be approved later this year. Finally there is an existing
artisan (hand dug) well on the property with water clearly
visible at around 3-4 meters below the ground. Plans are
underway to test the capacity and rehabilitate this well.
Permitting:
An environmental evaluation and an application for the
lotification plan etc. by a qualified agent from the "Ministerio
de Ambiente y Energia Secretaria Tecnica Nacional Ambiental" (Setena)
is currently underway. All municipal permits related to the lot
plan are awaiting the topographical data they require. This
topographical study will be completed in the next few weeks. A
further study by a biologist will make recommendations for the
partial re-forestation of areas around the hilltop lots to
restore many of the original tree species to this property that
have been removed or destroyed by cutting, grazing and fires. The
property is priced to sell at
