Rare titled beachfront
property Size: 19.7
hectares* (48.6 acres*). This is a very rare property in that it
is titled beachfront property, not concession property.
*One site of 14.6 hectares with an adjacent site of 5.1 hectares
totaling 19.7 hectares (48.6 acres).
Description: The property faces
Bahia Salinas with incredible sunsets and views to Isla Bolaños
– a National Park, scuba Mecca, and short kayak/boat ride off
the beach - and up to the coast of Nicaragua, with volcano views
as well. Playa Soley is a great year-round swimming beach with
no rip currents or heavy surf. Though Bahia Salinas is protected
from heavy surf and is ideal for swimming, sea kayaking,
snorkeling, fishing and scuba, it is a world-class wind and kite
surfing destination during the dry months of January through
March when the Papagayo winds blow steadily through the Golfo de
Papagayo, creating the perfect environment for these activities.
The average temperature in Playa
Soley is about 28º C (82º F), with temperatures climbing to 36 º
C (96 º F) in the hottest month of April, and dipping to 23º C
(73º F) at night in the wet season months of September and
October. Annual precipitation is 1100 mm. (43 in.), almost all
of which false between the months of May through October. During
the rest of the year almost no rain falls here – nothing but
blue sky and sunshine. Topography is 80% flat with 560 m. (1837
ft.) fronting the beach of Playa Soley. This property has
forest, mangrove, estuary and beachfront, and terraces gradually
and naturally to the Pacific Ocean. There are 2 simple
apartments totaling 200 m² in area, and a tennis court on the
property. Soil studies performed by Castro & Torre are available
to any serious buyer. A preliminary site development plan and
wetland management plan are also available.
